    Spatial regularity of land prices in mining subsidence area of Tangshan South Lake

    • Coal mining subsidence area at urban edge not only affects mining urban land expansion,but also promotes to form unique spatial regularity of land prices.Based on the field samples of land prices and related data collection,through GIS spatial analysis and spatial interpolation method,this paper discusses the spatial regularity of residential and commercial land prices in coal mining subsidence area of South Lake in Tangshan city.The results show that,due to the effects of mining subsidence and geological structure etc.,residential and commercial unit land prices are diminishing along the gradient degree of mining subsidence,obviously deviating from the land price in non-subsided area,and the land price per floor area shows an inverse tendency in contrast to the unit land price.The pros and cons of geological conditions and the intensity of coal mining activities affect the bearing capacity of the ground,and besides have an impact on land prices through plot ratio and building height limit.With the weakening of coal mining activities,land price,plot ratio and building height limit are presenting a circle increasing trend from large and small South Lake core region as center to the periphery.
